To this end, the Government of Cameroon, through the Chinese cooperation, has made available a land base to be developed. Following investments which made Mbanga-Bakoko a real new town, an undeveloped area of seven (7) hectare had been reserved to promote a social mix through constructions of different standings. Following the release due to illegal occupation, MINHDU, the project owner of this program, launched a call for project proposals both from the LRAs, the private and semi-public sectors for a coherent enhancement according to the Government\u2019s vision.<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"767\" src=\"https:\/\/www.minhdu.gov.cm\/wp-content\/uploads\/2024\/08\/WhatsApp-Image-2024-08-20-at-15.14.53-1024x767.jpeg\" alt=\"\" class=\"wp-image-17142\"\/><\/figure>\r\n\r\n\r\n\r\n<p>Thus, at the end of the examination of various offers, MINHDU Technical Services and the Urban and Rural Land Development Authority (MAETUR) worked together and agreed for a joint development to the tune of nearly 5 billion purpose of the memorandum of understanding signed on 20 August 2024. In fact, a working group has been set up to prepare and examine the draft convention, the program outline and the institutional framework likely to govern such agreement.<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"767\" src=\"https:\/\/www.minhdu.gov.cm\/wp-content\/uploads\/2024\/08\/WhatsApp-Image-2024-08-20-at-15.14.55-1-1024x767.jpeg\" alt=\"\" class=\"wp-image-17144\"\/><\/figure>\r\n\r\n\r\n\r\n<p>The purpose of this agreement is to define the contractual framework by which the MINHDU and the MAETUR pledge to develop a land base with a surface area of approximately seven (7) hectares located in MBANGA-BAKOKO for the creation of a mixed and multifunctional housing area comprising: <\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Areas of collective housing plots intended for real estate promotion;<\/li>\r\n\r\n\r\n\r\n<li>Areas for commercial and service activities;<\/li>\r\n\r\n\r\n\r\n<li>Major and local community facilities:<\/li>\r\n\r\n\r\n\r\n<li>Educational and health facilities; <\/li>\r\n\r\n\r\n\r\n<li>Religious and cultural facilities; <\/li>\r\n\r\n\r\n\r\n<li>Treatment plant;<\/li>\r\n\r\n\r\n\r\n<li>Green and leisure spaces.<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><strong>Content of work<\/strong><\/p>\r\n\r\n\r\n\r\n<p>For the planned services, MAETUR will be responsible for:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>&#8211; Project management including:<\/li>\r\n\r\n\r\n\r\n<li>The technical and financial set-up of the project;<\/li>\r\n\r\n\r\n\r\n<li>The search for funding;<\/li>\r\n\r\n\r\n\r\n<li>General project management.<\/li>\r\n\r\n\r\n\r\n<li> &#8211; The execution of various studies:<\/li>\r\n\r\n\r\n\r\n<li>Hydrological studies;<\/li>\r\n\r\n\r\n\r\n<li>Geotechnical studies for planned roads;<\/li>\r\n\r\n\r\n\r\n<li>Excavation studies;<\/li>\r\n\r\n\r\n\r\n<li>Development studies including:<\/li>\r\n\r\n\r\n\r\n<li>Topographic surveys; <\/li>\r\n\r\n\r\n\r\n<li>Urban planning studies with production of a sub-division file (in order to obtain the subdivision permit) and a 3D rendering in computer-generated images;<\/li>\r\n\r\n\r\n\r\n<li>Technical studies of roads and various networks (VRD) (supply of drinking water, electricity and optic fibre, waste water Treatment, etc.);<\/li>\r\n\r\n\r\n\r\n<li>Environmental and Social Impact Assessments.<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><strong>Development works shall include:<\/strong><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>Site cleaning and earthworks;<\/li>\r\n\r\n\r\n\r\n<li>Construction of drinking water and electricity supply networks with the support of network dealers;<\/li>\r\n\r\n\r\n\r\n<li>Road networks:<\/li>\r\n\r\n\r\n\r\n<li>The coating of the primary roads with bituminous concrete, secondary in tri-layer and tertiary in bi-layer;<\/li>\r\n\r\n\r\n\r\n<li>Rainwater drainage with gutters and reinforced concrete discharge structures- Electricity supply;<\/li>\r\n\r\n\r\n\r\n<li>Drinking water supply;<\/li>\r\n\r\n\r\n\r\n<li>Wastewater treatment by a collection network and treatment plant;<\/li>\r\n\r\n\r\n\r\n<li>Demarcation of plots and preparation of technical files;<\/li>\r\n\r\n\r\n\r\n<li>Development of green spaces.<\/li>\r\n\r\n\r\n\r\n<li>Monitoring and control of development work;<\/li>\r\n\r\n\r\n\r\n<li>The marketing of developed plots.<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>Secondary, tertiary and quaternary roads and RVNs will be financed by the beneficiaries of the land bases, namely Real Estate Developers, through the purchase of plots in a future state of completion.<\/p>\r\n\r\n\r\n\r\n<p><strong>The MAETUR will take care of:<\/strong><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>The mobilization of the necessary funds to launch work;<\/li>\r\n\r\n\r\n\r\n<li>Recovery of funds from the beneficiaries of the land bases.<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>&nbsp;The above-mentioned services will take place over a period of twenty-four (24) months from the date of registration of the convention.<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p><\/p>\r\n<span class=\"et_bloom_bottom_trigger\"><\/span>","protected":false},"excerpt":{"rendered":"<p>As part of the Implementation of the Governmental Programme to construct 10,000 social housing units and to develop 50,000 building plots, the Mbanga-Bakoko site was chosen in the city of [&hellip;]<\/p>\n","protected":false},"author":3,"featured_media":17145,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_et_pb_use_builder":"off","_et_pb_old_content":"","_et_gb_content_width":"","_EventAllDay":false,"_EventTimezone":"","_EventStartDate":"","_EventEndDate":"","_EventStartDateUTC":"","_EventEndDateUTC":"","_EventShowMap":false,"_EventShowMapLink":false,"_EventURL":"","_EventCost":"","_EventCostDescription":"","_EventCurrencySymbol":"","_EventCurrencyCode":"","_EventCurrencyPosition":"","_EventDateTimeSeparator":"","_EventTimeRangeSeparator":"","_EventOrganizerID":[],"_EventVenueID":0,"_OrganizerEmail":"","_OrganizerPhone":"","_OrganizerWebsite":"","_VenueAddress":"","_VenueCity":"","_VenueCountry":"","_VenueProvince":"","_VenueZip":"","_VenuePhone":"","_VenueURL":"","_VenueStateProvince":"","_VenueLat":"","_VenueLng":"","footnotes":""},"categories":[8],"tags":[],"post_folder":[],"class_list":["post-17141","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-spotlight"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v19.13 - https:\/\/yoast.com\/wordpress\/plugins\/seo\/ -->\n<title>Mass Production of Housing: Seven Hectares of Land Available for Real Estate Developers in Mbanga Bakoko\/Douala.<\/title>\n<meta name=\"description\" content=\"As part of the Implementation of the Governmental Programme to construct 10,000 social housing units and to develop 50,000 building plots, the Mbanga-Bakoko site was chosen in the city of Douala on a total area of 30 hectares.
